The “O” in Olympia Development Group’s logo may stand for Outstanding Optimism about Safety Harbor’s future as the company begins marketing luxury townhomes overlooking Old Tampa Bay and the city’s marina.

It has opened a sales office in Suite 109 of the Harbour Pointe office building to promote the first residential phase of the city’s most prominent development. Eight two-story townhomes ranging in price from the “mid-600s” to nearly a million dollars are to be constructed on Iron Age Street, the westernmost portion of the project.

Olympia, which is the owner of the Safety Harbor Resort & Spa and Harbour Pointe building, has city approval to build the townhomes and two larger condominium buildings. It is in the process of seeking approval for additional residential development on abutting property it acquired since the initial project was approved.

Eddie Entreken, Chief Financial Officer for Olympia, said the company is proposing a three-story residential project adjacent to the Harbour Pointe Village townhomes. It would be built on the former site of a two-story apartment building and Hildegard’s Art House, both of which were demolished earlier this year. While plans are not final, the proposal does require removal of many of the oak trees on the site, he acknowledged.

Although Olympia is in the process of seeking city approval for the expanded project, its plans depend on success with what already has been approved.

“We are not going to build spec units,” Entreken said. “We will sell them first.”

The townhome project is part of a development approved in 2004. The Shoppes at Harbour Pointe, the retail-office building at the end of Main Street across from the Spa, was the first portion completed. It opened nearly two years ago. The plan also called for 45 condominium units to be built in two five-story buildings overlooking the marina, but that portion of the project has been on hold because of market conditions.

“Part of what we are selling is Safety Harbor,” Entreken said. The project’s website notes its location near the Safety Harbor Resort & Spa and “a rich history that dates back to the Spanish explorers searching for the Fountain of Youth.”

One of the perks for potential townhome buyers will be free membership at the Spa, a natural tie-in, according to Spa General Manager Zachary Frangos, who noted the common of ownership of the properties.

Color renderings and floorplans of the proposed townhomes are currently on view at the Main Street sales office, Suite 109 in the Harbour Pointe building.

Full renditions of a model kitchen and model bathroom are being constructed in the office by Olde World Cabinetry of Largo. Designer Tricia Guy said the models will feature cabinetry, countertops, appliances and other fixtures exactly as will appear in the luxury townhomes.

Each Mediterranean-style unit will have a barrel tile roof, exterior columns, front porches and second-floor terraces, three bedrooms and two-and-a-half baths plus private two-car garages. The layout of the units varies slightly and sizes range from 3,419 sq. ft. to 3,664 sq. ft.
